The recent events surround the spread of the COVID-19 strain of the coronavirus has led to any questions about the continued enforceability of real estate contracts under the circumstances. Rather than risk an uncertain outcome in court or arbitration over such disputes, Buyers and Sellers may elect to address the unanswered issues contractually. This form allows parties to agree on a way forward for existing contracts and address potential issues in contracts that have not yet been formed.  Please add form this to you purchase contract templates.

This form will accopamny the CVA if an unforseen circumstance has affceted the buyer or seller. Please fill in acocordingly if submitting.

LISTING AGREEMENT CORONAVIRUS ADDENDUM OR AMENDMENT (RLA-CAA) - click here for PDF of RLA-CAA 

This form will accompany the Listng Agreement.  This form allows the Seller to set the tone for what will be allowed in terms of showings and access to the property by you (the Agent), Buyers, Buyers Agents, & Vendors (inspectors, photgraphers, contracttors, movers, etc)  It also allows the Seller to force any one that enters the home to sign a stament affirming any vistor to the best of their knowledge is not currently afflicted with COVID 19, and has not knowingly, within the last 14 days, been in contact with someone afflicted with the COVID virus, or is not experiencing a fever, or signs of respiratory illness such as cough, shortness of breath or difficulty breathing. They can also request to have the buyers agent provide verification that (i) they are financially able to purchase the Property, such as verification of an all-cash purchase or a prequalification or preapproval from a lender or loan broker. Please add this fomr to your Listing Agreement template.

This is the form that any visitor (Including yourself) will need to sign before entering the property.  Be sure to add this to your listing and or purcahse templates. 

I have also created some additional Caliber forms (one for Agents and their Buyers & one for Vendors) that all visitors must sign and compelte prior to going an d accessing the  property.  I currently have them out for approval with Carrie and Charisse,.  I will be sure to send that over to you all as soon as the final version has been approved.
